BACKGROUND
3 Capital Real Estate is the result of the merger of three historic firms in the real estate investment and management sector:
Item Fitch, BRIC Consulting and Vanguard Student Housing.
A consultancy and developer that is an expert in the residential, office, retail and industrial segments. Its commercial and strategic experience enabled it to provide practical and creative advice aimed at maximising asset value. From 2000 until it became part of 3 Capital Real Estate, it carried out its own, delegated residential development projects in several Spanish cities, using its equipment and technology. Experts in feasibility analysis, market research and construction cost control.
One of the first Spanish consultancy firms specialising in tourist accommodation and the only one that remained independent from international franchises. It advised on a wide range of transactions: from operator and investor selection, through raising capital, market and use-change studies, brokerage and business structuring, to more complex processes such as smooth generational transition for family chains.
It was the largest manager of student flats in Barcelona, with nearly 600 units available in whole buildings and independent flats with more than 9,000 people accommodated. It was a pioneer in opening up new markets in Spain and the model evolved to include co-livers, expats and digital nomads. After raising its value by using it as an investment vehicle and bringing an international investment fund in as a shareholder, 3 Capital decided to sell it in 2022.
