We create investment vehicles for value-add projects. We capitalise on our know-how and asset management and transformation capabilities. We jointly invest with tickets of up to 10% of the total capital committed to each project.

CO-LIVING VEHICLE
A platform aimed at purchasing residential buildings in the main cities in Spain (Barcelona, Madrid, Valencia and Bilbao) with an investment volume of up to €200 million. The aim was to increase rents through mid-term rentals to mainly foreign students, through the Vanguard-Student-Housing management company. After purchasing 14 buildings in two years, it was successfully divested in 2022. All of the capital was sold to an international investment fund.
VALUE-ADD VEHICLE: OCTAGON INVESTORS
An investment platform with a target volume of up to €100 million. 3 Capital carries out value-add transactions in Spain, Portugal and Andorra. We seek out assets for investment mainly in the hospitality, co-living and logistics sectors. Tickets between approximately €3 million and €20 million.
RESIDENTIAL VEHICLE
An investment company in which 3 Capital plays the role of developer of finished residential buildings that require CapEx and OpEx, mainly in the cities of Barcelona, Madrid and Valencia. We purchase entire buildings, manage rentals, arrange commonholds, and completely renovate the communal areas and/or each property for subsequent separate sale.
CONSULTING
We provide comprehensive advice to our stakeholders, mainly family offices, socimis (listed real estate investment companies) and private funds due diligenceWe cover areas such as analysis, due diligence, investment-divestment, financing and operation. We maximise the margin and return on each transaction with a top-level team specialising in each of the segments and uses of the assets.
DEVELOPMENT
For more than 20 years, we have been building residential developments in two forms: our own and delegated developments. We have a team of in-house experts in the technical, commercial, financial, urban planning and legal areas.
INVESTMENT
We create and participate in real estate investment projects with our partners. Our aim is to add value, increase the feasibility of transactions and identify the levers that maximise the return on capital.
